Bridge mode to the rescue. When you use bridge mode you are telling your router, to go dumb, it's trying to be clever and doing work with things like NAT that we actually don't want. So were specifically telling it to do it's modem thing but just pass the data back. So your old router just acts as a middle man, that's why it's called a bridge.The gateway, when put in Bridge mode, defaults to using exclusively the LAN1 port. LAN1 is a 1 gbps port. The router, however, has a 2.5 gbps port - re: LAN4 which would be better suited as the output port. In the XFinity app you can test speed to the gateway. Select Connect then Internet heath then test speed to gateway. I am on bridge mode and it works. It is separate from device speed. I get around 1010-1020 Mbps. Wifi connected devices are much less.

The XB8 is great if you want it to manage your network for you. If that is not your thing then put it in bridge mode and use your own router. XB8 has better Wi-Fi specs than your router. If you don't have Wi-Fi 6 or 6E devices, then you won't see a difference in speed. I would just tell you to try out the XB8 first and if it doesn't work out ...
